Seasonal Cabin Maintenance in Southern Utah
Cedar Breaks Construction takes care of high-country cabins for owners who are not up here year round. Winterization, freeze protection, snow-load and storm checks, opening and closing for the season, and the repairs that come up in between. We are based in Hatch and Cedar City, which puts us close to the cabin country around Panguitch Lake, Duck Creek Village, Brian Head, and the Bryce Canyon corridor.
Somebody local has to lay eyes on the place
A cabin at elevation takes a beating that a valley house never sees. Deep snow load on the roof, hard freezes, wind, summer storms, and long stretches with nobody inside. The problems that cost the most are the ones nobody catches: a line that freezes and splits in January, a roof that sheds wrong and pulls a gutter off, a door that swells and stops sealing. By the time an owner drives up in June, a small failure has had five months to do damage.
That is the job we do here. Owner Todd Fowler and Cedar Breaks Construction are a general contractor, not a cleaning service, so when we find something wrong we can also fix it. Same crew, same accountability, no chasing a second contractor from three hours away.
Closing up, opening up, and everything between
We scope each cabin to the property, the elevation, and how often you are up. Here is the work that comes up most.
Winterization and Freeze Protection
Shutting off and draining water lines, blowing out supply lines, protecting traps and fixtures, checking heat tape and insulation on vulnerable runs, and setting the cabin up so a hard freeze does not split a pipe while you are gone.
Snow-Load and Roof Checks
Looking at snow accumulation, ice damming, and the way the roof is shedding, plus decks, railings, and anything else carrying load. Catching a problem in February is a repair. Finding it in June is a rebuild.
Opening and Closing for the Season
Getting the cabin ready before you arrive and buttoned up after you leave. Water back on and tested, systems checked, exterior secured, and a report on anything that needs attention before it turns into a bigger bill.
Storm Damage and Repairs
After wind, heavy snow, or a storm, we go look. If something is damaged, we document it, tell you what we found, price the repair, and get your approval before we do the work. Nothing happens on your cabin without you knowing.

Cabin owner questions, answered
I live out of state. How do I know what is actually happening at my cabin?
You hear from us. After a visit we tell you what we checked, what looked fine, and what needs attention, with photos of anything that matters. If we find a problem, you get the description, the cause, and a price before any work starts. You should never be guessing about your own building.
What does winterizing a cabin actually involve?
The core of it is getting water out of the places where it can freeze and split something. That means shutting off and draining the supply, blowing out lines, protecting traps and fixtures, and checking insulation and heat tape on the runs that are exposed. The specifics depend on how your cabin is plumbed and whether it is heated through the winter, so we scope it at the property.
How often should someone check on a cabin in the winter?
It depends on elevation, snow load, and whether the cabin stays heated. A cabin that is fully drained and shut down needs fewer visits than one that is kept warm with water on. We will tell you honestly what your building needs rather than selling you a visit schedule you do not.
Can you handle repairs, or only inspections?
We handle repairs. We are a general contractor, so a cracked line, storm damage, a failing deck, or a roof issue can be fixed by the same people who found it. For larger work we scope it and price it like any other project and you approve it before we start.
Can you get to the cabin when the road is snowed in?
Access in the high country changes with the storm and the season, and some roads close. We are straight with you about what we can reach and when, and we plan visits around conditions rather than promising access we cannot deliver.
